Q: Restoration Owner- “Can’t you just introduce me to the buyer and let me take it from there?”
JT says: My response was direct- “Wish it were that simple. I could, but the success rate would fall from over 90% to less than 10%.”
Silence.
As he was looking for words, I continued, “Please don’t confuse ‘easy’ with ‘simple’. Easy is something completed without much effort. Simple describes something straightforward or uncomplicated.”
More silence.
I added, “After 20 years in the industry, getting multiple qualified buyers to the table is simple, not easy. Negotiating a typical $10M – $100M deal with the best buyer for the best outcomes, that leapfrogs both… it’s ‘complex’. Negotiations can take 30 – 90 days, sometimes more. Navigating due diligence, another 90 – 100 days. Done successfully, this process adds millions in value and reduces future risk / exposure.”
- Simple: Getting qualified buyers to the table.
- Complex: Negotiating the best deal with an ideal buyer.
The best deals start simple and quickly become complex… but never easy.
